Development Authority&lt;/a&gt; (BDA) Master Plan it will become mandatory for all
properties developed on 60x40 sites to compulsorily go for rain water
harvesting (RWH). And as incentive five and two per cent rebate on property tax
will be given for residential and commercial buildings (with RWH facility)
respectively for the first five years.&lt;br /&gt;
&lt;br /&gt;
As per the Master Plan if one wants to avail of the rebate offer, one must
incorporate the RWH system in the building plan itself. Similarly, the Master
Plan recommends solar lighting and solar water heating for all new development
/ constructions. In case solar lighting and solar water heating is adopted,
then refundable security deposit shall be returned along with two per cent
interest.&lt;br /&gt;
&lt;br /&gt;
Bangaloreans can purchase copies of the Master Plan 2015 at the rate of Rs.
5,000 per copy from the BDA main office from Monday, 2nd July, 2007. This plan

Highlights of zoning norms are as follows:&lt;br /&gt;
&lt;br /&gt;
*Floor area ratio (FAR) up to 4.0 around metro stations&lt;br /&gt;
*AR up to 4.0 around bus terminals of BMTC&lt;br /&gt;
*Additional FAR for old areas&lt;br /&gt;
*Compulsory tree planting on 2400-sq-ft and 4000-sq-ft sites&lt;br /&gt;
*Rain water harvesting compulsory beyond 2400 sq ft&lt;br /&gt;
*5 and 2% cut on property tax for residential/commercial units for RWH&lt;br /&gt;
*Provision of commercial uses up to 3 per cent of permissible residential area
(55%), when extent is over 10 hectare.&lt;br /&gt;
*Area measuring 3X5 mt to be reserved for installing electrical transformer for
buildings more than 500 sq mtrs.&lt;/span&gt;&lt;/p&gt;

To stall further encroachment and to add to the Rs. 700 crore worth of encroached property it reclaimed this year, BDA on Thursday launched a new incentive system for informers. &lt;/p&gt;&lt;p align="justify"&gt;Here is how it works: For confidential information about an encroached 30 x 40 site, BDA will offer Rs. 50,000. The incentive for a 40 x 60 site is Rs. 1 lakh, and the maximum of Rs. 2 lakh is for proven information about an encroached 50 x 80 site. The initiative is based on the recommendations of the A.T. Ramaswamy Committee. The informer&amp;#39;s identity will be kept confidential. &lt;/p&gt;&lt;p align="justify"&gt;Informers should submit their name, address, phone number and details of the encroached property in a sealed cover to the Commissioner of Superintendent of Police (Special Task Force and Vigilance), BDA Head Office, T. Chowdiah Road, Kumarapark West, Bangalore - 560 020. &lt;/p&gt;&lt;p align="justify"&gt;Formally inaugurating the scheme here, Chief Minister H.D. Kumaraswamy lauded BDA&amp;#39;s efforts in reclaiming property worth Rs. 700 crore. BDA had raised revenues of Rs. 190 crore through sale of the reclaimed sites. But he wanted the BDA officials to focus on preserving its existing properties from future encroachment. Ironically, the BDA&amp;#39;s initiative comes at a time when the agency itself has been found guilty of encroaching upon 35 acres of land at Turahalli minor forest range by the Revenue and Forest departments. &lt;/p&gt;&lt;p align="justify"&gt;&lt;font class="subsectionhead" color="#ff0000" size="3"&gt;Sites allotted &lt;/font&gt;&lt;/p&gt;&lt;p align="justify"&gt;Earlier, the Chief Minister handed over allotment letters to 20 freedom fighters who were sanctioned 30 x 40 BDA sites at Banashankari V stage &amp;quot;Happy Valley&amp;quot; Layout. Priority was given to freedom fighters who were assured site allotment at the Chief Minister&amp;#39;s Janatha Darshan programme. All the beneficiaries were in the age group of about 80 to 95 years. &lt;/p&gt;&lt;p align="justify"&gt;&lt;font class="subsectionhead" color="#ff0000" size="3"&gt;Social responsibility &lt;/font&gt;&lt;/p&gt;&lt;p align="justify"&gt;BDA, he said, had not limited itself to only profit making and had taken up several social responsibility tasks.
