New Year Gift from BDA-5 New Layouts with 1.76 Lakh Sites!

Yes, this is a Good News for all those who are waiting for a BDA site allotment, The Governor's executive committee will shortly give nod to five new layouts to be formed by BDA that will have over 90,000 sites across the city.The BDA has completed the ground survey and has sent a formal survey to KIADC to initiate land acquisitions in the areas identified for the proposed layouts.

The BDA has planned five layout-
K Shivarama Karanth Layout
Nadaprabhu Kempegowda Layout
D Devaraj Urs Layout
Kyasambahalli Chagalaraya Reddy Layout
and S Nijalingappa Layout
The Layouts will yield nearly 1.76 Lakh sites of different dimensions excluding Civic Amenities (CA) sites and commercial sites.BDA will distribute its share of 90,000 sites through public notice.
In each of the layouts, group housing projects will be taken up in 100 acres for economically weaker sections, 1500 group houses will be constructed and a total of 75,000 units will be constructed in 3 years.
Two pronged compensation package-for every acre acquired 9.583 sq.ft of developed land will be awarded to the land owner or cash compensation as per prevailing rates and one sites as incentive.

BDA to auction Corner Prime Plots at HRBR Layout on 19-09-2007

BDA(Bangalore Development Authority) will be auctioning some prime corner sites at HRBR Layout, on 19-09-2007.The Auction will be held at it's office near Windsor Manor( BDA Head Office, T.Cgowdaiah Road, Kumara park West, Bangalore-560020.

The Auction includes sites as small as 900 Sq.ft to as big as 7000 Sq.ft, there are about 10 sites which will be auctioned, and among them 4 are located on 9th C Main, 3 sites are on Banaswadi-Horamav main road(10th Main) which are Large sites, and other three are located in between these two roads of HRBR Layout.

The Auction will begin at 10.30 Am, and bidders need to deposit Rs.1 lakh for participation.

Bangalore: Bonanza for Rain-harvesters and Solar Energy-users

Bangalore, Jul 1: In accordance with Bangalore Development Authority (BDA) Master Plan it will become mandatory for all properties developed on 60x40 sites to compulsorily go for rain water harvesting (RWH). And as incentive five and two per cent rebate on property tax will be given for residential and commercial buildings (with RWH facility) respectively for the first five years.

As per the Master Plan if one wants to avail of the rebate offer, one must incorporate the RWH system in the building plan itself. Similarly, the Master Plan recommends solar lighting and solar water heating for all new development / constructions. In case solar lighting and solar water heating is adopted, then refundable security deposit shall be returned along with two per cent interest.

Bangaloreans can purchase copies of the Master Plan 2015 at the rate of Rs. 5,000 per copy from the BDA main office from Monday, 2nd July, 2007. This plan can also be viewed at the BDA website: www.bdabangalore.org

Highlights of zoning norms are as follows:

*Floor area ratio (FAR) up to 4.0 around metro stations
*AR up to 4.0 around bus terminals of BMTC
*Additional FAR for old areas
*Compulsory tree planting on 2400-sq-ft and 4000-sq-ft sites
*Rain water harvesting compulsory beyond 2400 sq ft
*5 and 2% cut on property tax for residential/commercial units for RWH
*Provision of commercial uses up to 3 per cent of permissible residential area (55%), when extent is over 10 hectare.
*Area measuring 3X5 mt to be reserved for installing electrical transformer for buildings more than 500 sq mtrs.

Inform BDA about Encroachment in Bangalore and take home upto 2 lakhs!

BANGALORE: The next time you inform the Bangalore Development Authority (BDA) about an encroached site, you could be richer by Rs. 2 lakh. To stall further encroachment and to add to the Rs. 700 crore worth of encroached property it reclaimed this year, BDA on Thursday launched a new incentive system for informers.

Here is how it works: For confidential information about an encroached 30 x 40 site, BDA will offer Rs. 50,000. The incentive for a 40 x 60 site is Rs. 1 lakh, and the maximum of Rs. 2 lakh is for proven information about an encroached 50 x 80 site. The initiative is based on the recommendations of the A.T. Ramaswamy Committee. The informer's identity will be kept confidential.

Informers should submit their name, address, phone number and details of the encroached property in a sealed cover to the Commissioner of Superintendent of Police (Special Task Force and Vigilance), BDA Head Office, T. Chowdiah Road, Kumarapark West, Bangalore - 560 020.

Formally inaugurating the scheme here, Chief Minister H.D. Kumaraswamy lauded BDA's efforts in reclaiming property worth Rs. 700 crore. BDA had raised revenues of Rs. 190 crore through sale of the reclaimed sites. But he wanted the BDA officials to focus on preserving its existing properties from future encroachment. Ironically, the BDA's initiative comes at a time when the agency itself has been found guilty of encroaching upon 35 acres of land at Turahalli minor forest range by the Revenue and Forest departments.

Sites allotted

Earlier, the Chief Minister handed over allotment letters to 20 freedom fighters who were sanctioned 30 x 40 BDA sites at Banashankari V stage "Happy Valley" Layout. Priority was given to freedom fighters who were assured site allotment at the Chief Minister's Janatha Darshan programme. All the beneficiaries were in the age group of about 80 to 95 years.

Social responsibility

BDA, he said, had not limited itself to only profit making and had taken up several social responsibility tasks. The agency had initiated water recycling plants in Lalbagh, Cubbon Park and surrounding areas, constructed a Casualty Block in the premises of Bowring and Lady Curzon Hospital for Rs. 9.8 crore and a separate block at the Jayadeva Institute of Cardiology at Rs. 1 crore.

In the latest venture, on behalf of BDA Mr. Kumaraswamy himself presented a cheque for Rs. 50 lakh to Kidwai Memorial Institute of Oncology for a surgical block there.
