Later on he joined the Lodha group and worked there for more than two years as Senior Vice President Sales.

Work on the monorail project for Bangalore is slated to begin in January and expected to be completed in three years thereafter, Chief Minister B S Yeddyurappa said in Bangalore on Tuesday.

Speaking in the Legislative Assembly during question hour, he said the detailed project report on the monorail would be ready by this month-end.

"Tender will be invited in September", he said responding to separate questions on the metro and monorail projects raised by Ramalinga Reddy and K J George (both Congress).

Yeddyurappa also said a sum of Rs 2,700 crore has been spent on the Rs 11,609 crore first phase (42.3 km) Bangalore metro project so far, adding that the Baiyappanahalli-Cricket Stadium stretch of the project is slated to be thrown open for traffic in December this year.

As much as 25 per cent of the work on the first phase of the metro project has been completed. The Central Government has till May end this year sanctioned Rs 539 crore for the metro project,the first phase of which would be ready by 2013.

The real estate industry, which has seen some demand revival in recent times with the easing of fund flows, may have to prepare for tough times, going ahead. The easing of rates from banks, private equity investors and capital market, and the possible hardening of policy rates, proposal for replacement of base rate with prime lending rate and less investor appetite for real estate IPOs in the capital market could together complicate matters.

Bangalore-based Puravankara Projects has now a debt burden of around Rs 800 crore with a debt to equity ratio of less than one. As the company has a sound order book, it gives it the leverage to raise more funds. Similarly, Brigade Developers has a debt burden of Rs 300-400 crore and its debt, equity ratio is at less than one level with good sale proceeds.

Sobha Developers, ano-ther Bangalore-based deve-loper, has a debt burden of around Rs 1,400 crore with a leverage of 1.4. The company, earlier, had a qualified institutional placement (QIP) issue of Rs 560 crore with sale of some of its land bank worth Rs 60-65 crore to repay a part of its debt.

India’s largest real estate developer, DLF is actively looking at a stake sale in some of its non-core business to repay part of its Rs 16,000 crore debt. Unitech Ltd, which has a debt burden of Rs 6,200 crore by December, 2009 with a debt to equity ratio of 1.6 is planning to repay some of its debt by sale of non-core business.

“The debt burden was a cause of concern at the time of recession which has definitely come down in recent time and also generous restructuring of loan book by banks during slowdown has given some breathing space to this sector,” Jay Mabani, partner, KPMG said.However, there is less investors’ appetite both in retail and institutional seg-ment for real estate IPOs and QIPs, he said.“There was a pent up demand, which had driven the sector in the last half of 2009. However, demands seem to be weak in first three mon-ths of 2010 due to the high prices of properties. As ample liquidity in the system is pushing up prices, RBI may take some measures to arrest this,” he added.He also said that PE investors were increasingly asking for a structured equity transaction with assured return to invest in real estate companies.“If there is bubble in the market, then fund raising will be an issue for the developers,” Mabani said.

The now-on, now-off High Speed Rail Link (HSRL) project connecting the city to the Bengaluru International Airport (BIA) is finally gathering momentum.

The Bangalore Airport Rail Link Ltd (BARL), a special purpose vehicle created by the government to see its implementation, will kickstart the project with land acquisition this month. BARL is all set to zero in on one concessionaire among the five consortia — Reliance Infrastructure Ltd and CSR Nanjing Puzhen Rolling Stock Co Ltd, L&T Transco Limited, ITD-ITD Cem Joint Venture, Pioneer Infratech Pvt Ltd and Siemens Project Ventures, and Lanco Infratech Ltd and OHL Concessionaire — to award the contract this month to execute the Rs 5,700-crore project.

Armed with the go-ahead from CM B S Yeddyurappa, rapid developments are on the anvil. BARL is expected to ink the Request for Proposal (RFP) agreement immediately after the executor company is chosen. “We’re in the process of selecting a technically capable company. BARL has already sent a proposal to the industries department for land acquisition,’’ BARL managing director V Madhu told STOI.

Besides cutting down commuting time to less than half an hour, HSRL could transform the economic landscape of the Bangalore North region, especially Devanahalli, Yelahanka and the airport corridor. Every large city — be it Shanghai, Hong Kong, Kuala Lumpur or London — has such a direct, high-speed link which results in economic multipliers far outweighing the high initial cost of construction.

Skyline Olympia Realty firm Skyline Constructions on Thursday said it will develop six high—end residential apartments priced between Rs 14.5 and 22 crore in Bangalore.

“The cost of the apartments will range between Rs 14.5 crore and Rs 22 crore. The apartments will be available only for a select few who are to be handpicked and invited to buy,” Skyline Constructions’ Managing Director Mr Avinash Prabhu told PTI over th e phone.

Total investment in the project Villa Maria, including the cost of the land, will be around Rs 100 crore, he said.Mr Prabhu said Skyline would fund the project, located on half acre of land near Brigade Road, which would be met through internal accruals and buyers’ advances.“We may raise some debt as well,” he said.

Mr Prabhu said that the construction work on the project has already been commenced and it might take another two years to complete the entire project.Each apartment will vary in size ranging between 6,500 and 10,500 sq ft area and will be different from each other.However, each will have independent swimming pool, elevator and other amenities of luxury.

Stating that consultancy firm Knight Frank has been appointed as exclusive marketers for the project, he said it has prepared a list of 1,100 probable buyers and will send invitation to a chosen few after screening.Skyline Construction is in the housing development business, mainly in Bangalore, for the last 10 years and has developed projects on 25 lakh sq ft area.

It has 15 on—going projects —— 13 in Bangalore and two in Mangalore —— and plans to launch seven new projects in the current fiscal.

“We don’t have any plan to go for listing, as of now,” Mr Prabhu said. - PTI
Mantri Square MallIt's yet another feather in Bangalore's cap. This will be the only city in the country where the Metro train will stop at a swanky commercial tower with a spacious parking basement for cars, close to a huge mall.

The Sampige Road station at Malleswaram will be the only station of the 33 elevated ones under Metro's phase I (to be completed by March 2013) to have such a plan. Passengers who get down at this station will have direct access to the tower and Mantri Mall on Sampige Road. With a 20-month deadline, this is also Bangalore Metro Rail Corporation's (BMRC) first project to be taken up under public-private partnership (PPP) in the city.

Chief minister B S Yeddyurappa who laid the foundation stone for the project on Thursday, said: "This is the first PPP project for Bangalore Metro. Such initiatives should help in completion of projects on time. This is most important for a city like Bangalore that's rapidly expanding."

Apart from the local MLA and MPs from Bangalore North and Central, newly elected corporators of Malleswaram attended the event.

THE PPP WAY :

BMRC has acquired 5 acres, 4 guntas of land for this station. This is from the total 24-acre land that belongs to Mantri Developers. As per the PPP arrangement, the land is being provided free of cost for constructing the station. The 80,000-sqft station at an estimated cost of Rs 30 crore will be constructed by Mantri Developers. This, as part of its project of an 8-lakh sqft commercial tower surrounding the station. The station will be designed by the BMRC and is expected to be complete within 20 months.

Compensation to the private partner is the right to use the space surrounding the station `with due regard to safety norms' for 99 years. During this period, the BMRC is also entitled to revenue share of 1% initially to 5% in the later stages.
